17.02.073 Development Standards.

A. All development in the MH district shall comply with the following standards:
1. Lot Dimensions.
a. Minimum lot size:
i. Historic Kettle Falls (Blocks 1 – 49): 4,200 square feet
ii. All other areas: 7,000 square feet
b. Minimum lot depth: 85 feet
c. Minimum lot width: 50 feet
2. The minimum setbacks from property boundaries shall be:
a. Front Yard 20 feet
b. Side yard 5 feet
c. Street side yard 20 feet
d. Rear yard 20 feet
3. Minimum height of manufactured home: 1 (one) story, not to exceed 20 feet
4. Minimum lot coverage: 35%
